Barton Springs Lofts
Condominium Association

An 88-unit mid-rise loft community in the heart of Austin. This is the association’s public home — where every owner, prospective buyer, and member of the public can read our governing documents and meeting notices, openly and without a login.

Welcome

A transparent home for a connected building

Barton Springs Lofts has been part of Austin’s urban core since 2006 — 88 loft residences above the streets that give the city its character. The association exists to maintain our shared building and to govern fairly, in the open.

Under Texas Property Code §82.1142, a condominium association of this size maintains a website and posts its current dedicatory instruments so they are accessible to members. We treat these as public records — there is no login wall and no owner-only gate. Anyone can read them.

Everything starts with the documents. Open the dedicatory instruments library →

Dedicatory Instruments

These are the association’s current governing documents. Texas Property Code §82.1142 requires that they be posted and kept accessible to members. Each item below links to a single canonical PDF and is shown with the date it took effect.

Every link is a sample document — this is a demonstration site.

Recorded Amendments

Amendments to the Declaration and Bylaws, in effect.

Documents are posted publicly so members and prospective buyers can read them at any time, without an account. When an instrument is amended, the prior version is replaced by the current canonical PDF and the effective date is updated.

A simple, static website that keeps the association’s documents in the open

No login walls, no member-only gates, no Florida-style reserve studies — just the current dedicatory instruments, posted publicly and kept up to date, exactly as Texas law contemplates for a condominium association of this size.
